place to live and work. As one of the fastest growing non-sun belt metropolitan
areas, Lincoln combines the friendliness of a small town with the amenities of
a much larger city. You'll find everything from first class Broadway shows and
orchestral performances to multi-ethnic restaurants. A downtown historic
district provides an extensive trail system winding through parks and
neighborhoods - perfect for hiking and biking. It is no longer a treeless

Our climate
averages 234 days of sun per year with 27 inches of snowfall. Average
temperatures are: January, 19.7 degrees; April, 51.1 degrees; July, 77.6
degrees and October, 54 degrees. This supports many parks from our mini, 2700
rose garden, the $1.7 million reconstruction of the Sunken Garden, to the
400-Acre Pioneer Park with real buffalo.
Education is an important facet
to our city with excellent public K-12 schools with many new buildings in the
last 8 years. University of Nebraska (be prepared for the Big Red sports
mania!), Nebraska Wesleyan University, Union College, Doane College and
Southeast Community College are the larger higher education institutions with
opportunities galore. Also, nationally landed Lincoln boasts of high quality
Heath care facilities. |

Conventional wisdom says, "Don't pay off your mortgage early." Are you foolish to consider an early payoff? Absolutely not! By adding just $50 to $100 to your mortgage payment every month, you can save thousands of dollars in interest, pay off your loan quicker, and eliminate a major monthly expense.
The argument usually given against paying off a mortgage early is that you can make investments with your extra cash, such as mutual funds, stocks or bonds, which pay higher returns. This approach enables you to take the mortgage interest deduction and have easy access to your money, in case you need it. These are all definite pluses, but are not guaranteed savings results.
Any extra income which an investment might generate above your home equity appreciation can be offset by a bad year in the investment market. Investment earnings can virtually eliminate the income tax advantage of your mortgage interest deduction, since stocks and bonds are likely to generate a fair amount of dividends, interest income and capital gains.
